Little did we expect to receive a call from this family who rented an apartment from us a couple of years ago.
They responded to our advertisement back then when we were marketing a HDB for rent.
Although we did not represent them back then, we are glad that they are comfortable with us and contacted us when they are ready their buy an apartment of their own.
They were quite clear of their needs and what’s important for the new home. Being foreigner setting up their home here without much help from families members, it’s crucial to have close proximity to amenities.
We did some recommendation and showed them both resale and new projects. After doing the comparison and analysis with them, they decided to go for a brand new integrated development.
A property that offers great convenience with a good exit strategy is important to them as they are still young with a 4 year old growing kid. An integrated development suits them perfectly well especially in a developing town like Sengkang.
This also marks our 3rd closings in Sengkang Grand which is now more than 90% sold.

Most of the Landlords prefer not to furnish their apartment for rental. Most thought that it is better to keep the apartment simple as some tenants might have their own furnitures and preference for what they like.
This unit was initially unfurnished when the previous tenant left. After several rounds of viewings, we felt that viewers may feel that the apartment is “empty” and not does not leave a deep impression of the apartment.
After giving the Landlord a few feedbacks, we advised them to lightly touch it up and furnished the apartment. It was a bold move :p
After doing so, viewers commented about the good thought Landlord had put in and find the apartment more homely. It definitely helped to highlight the goodness and left a stronger impression of the apartment.

This Executive Maisonette has a pool view facing the Jurong East Sports Complex.
Owners owned this unit for more than 15 years and it has been tenanted out for 10 years. They are multiple properties owner (MPO) with more than 2 properties.
We have encountered several of our clients owning mulitple properties and holding it for several years. Most of the time they overlooked the need for capitsalisation or to do a swap of property when necessary. The reasons are mostly because their properties become “auto-run” without having to manage much. Some of them dreaded the hassle due to their busy work life.

Convenience is king in a busy city like Singapore. Living in a space that’s well-connected to shopping malls and transport amenities is ideal for many and it explains why most mixed-used and integrated projects have been well sought after and generate good positive returns.

One thing we are sure is the land, material, labor cost are increasing each day.
In our years in Real Estate, some of our Clients managed to make a "windfall" from buying at the right time BUT even so, not all the time. There is no safe bet on timing the market. Even a Weather man can't always predict the weather accurately.

Appointed as the core team project taggers, we both learned a great deal and many friendships were forged.
